Boiler Repair in Hanover Park, IL

Boilers heat older homes with hot water or steam. We diagnose pumps, pressure, valves, and leaks so the radiators and baseboards warm up again.

How a hot water boiler heats a house

A hydronic boiler heats water and a circulator pump pushes it through pipes to radiators, baseboard fin tubes, or in-floor loops. The cooled water returns to the boiler to be heated again. An expansion tank absorbs the volume change as water warms.

Several parts can fail without the boiler looking broken. The pump may run but not move water. A zone valve may stick closed. Pressure may drift low from a slow leak. We trace the system part by part rather than guessing at a single cause.

Circulator pumps and zone valves

The circulator is the heart of the system, and it is a common failure. Signs include a hum with no flow, a pump that is hot to the touch but pipes that stay cold, or a grinding noise. Pumps can seize from age or run dry from trapped air.

Zone valves open to let hot water into one part of the house. A failed motor or a stuck valve stem leaves that zone cold while the rest works. Both parts are replaceable without replacing the boiler. A technician can test either part on site.

Pressure, air, and the expansion tank

Most residential hot water boilers run around 12 to 15 psi cold, with the pressure rising as the water heats. If the gauge sits near zero, the boiler may lock out or the radiators fill with air. A relief valve that opens at around 30 psi protects the system from overpressure.

An expansion tank with a ruptured diaphragm lets pressure spike every time the boiler fires. You may see the relief valve drip, or the gauge swing high. Replacing the tank is a short job once the system is drained and the proper air charge is set.

Older Hanover Park homes and boilers

Many houses built in Hanover Park during the 1960s and 1970s used forced-air furnaces, but some have hydronic baseboard or older cast iron radiators, especially in additions and multifamily buildings. Piping in those systems is often decades old, so pinhole leaks and corroded valves are common.

Boiler water in a closed loop should not need constant refilling. If you add water often, there is a leak somewhere, and fresh water brings fresh oxygen that corrodes the iron. We find the leak rather than keep topping off the system.

Carbon monoxide and flue safety

Gas boilers vent combustion gases through a flue, and a blocked or disconnected flue is dangerous. Install a working carbon monoxide detector near the boiler room and bedrooms. If the alarm sounds, leave the house and call the gas utility.

What affects boiler repair cost

Boiler repair cost depends on what has failed and how the system is built.

The failed component

Pumps, zone valves, expansion tanks, relief valves, and control boards all differ in price.

Boiler age and type

Older cast iron or standing pilot models may need parts that are harder to source.

System size and zones

More zones and longer pipe runs mean more to test.

Leaks and pipe condition

Corroded piping or hidden leaks add work beyond the repair itself.

Time of service

After-hours calls are priced differently from daytime visits.

Call us and we will explain the price before repairs begin.

Repair or replace the boiler

A well-kept boiler can last 20 years or longer, particularly cast iron. If yours is near that age, needs a major component, or has a cracked heat exchanger, replacement may be wiser. A cracked section cannot be patched safely.

For hot water needs, our water heater repair and water heater installation pages cover tank units. If a boiler leak has damaged piping, leak detection can locate hidden drips.

Codes and standards that apply

Boiler piping and water-side work fall under the Illinois Plumbing Code (77 Ill. Adm. Code 890). Ask the plumber to confirm which parts of a repair need a village permit.

Common questions

A slow leak, a failed expansion tank, or a bad fill valve are the usual causes. Cold weather makes small leaks more visible. We check the system for visible and hidden leaks.

Often, yes. Pumps, zone valves, expansion tanks, and controls are replaceable. A cracked heat exchanger is the main reason a boiler is replaced.

Air is trapped in them. Bleeding the radiator valve releases it, but repeated air problems can signal low pressure or a leak elsewhere.

Minor part replacement typically does not. Replacing the boiler generally does, and the Inspectional Services Division handles permits for registered contractors.

Some sound is normal. Banging, kettling, or grinding is not. Air, scale, or a failing pump are common causes, and we diagnose which.

You often cannot tell without a detector. Soot, a yellow flame, or an alarm are warning signs. Leave the house and call the gas utility, then us.
